Parquet Sanding & Varnishing in Downtown Singapore
Full sanding takes the floor back to bare timber. We sand off the old varnish, scratches and grey patches, fill gaps, then lay a sealer and two coats of polyurethane varnish. The result looks like a new floor, at a fraction of the cost of replacing it.

Polishing means machine buffing of the existing surface plus one fresh coat of varnish. Full sanding, repairs and staircases are quoted after inspection. How a job works
- WhatsApp us 3 or 4 photos of the floor, including a close-up and any damaged spots, plus your condo or building and the rooms you want done.
- Get a price. We reply with an estimate the same day, or visit within 1 to 3 days to measure and tap-test.
- Book a date. Jobs usually start 3 to 7 days after you confirm. We tell you what your management office needs.
- We sand, fill and varnish, with dust extraction and doors taped off.
- Inspect together and pay by PayNow or bank transfer once you're happy.
Before we arrive
- Get the renovation permit from your management office and book the service lift.
- Clear small items, rugs and anything fragile from the rooms.
- Tell us if you need help moving beds, wardrobes or office furniture.
- Let us know about any leaks, termite history or areas that sound hollow.
- Keep pets and children out of the rooms during sanding and drying.
Aftercare
Sweep or vacuum daily, wipe with a damp (not wet) mop, and put felt pads under chair legs. Most floors need a light recoat every 3 to 5 years and a full sanding only when the varnish has worn through.

Frequently asked questions
How much does full sanding cost?
Full sanding is quoted after we inspect the floor, because it depends on condition, area and repairs. If your floor only needs a polish (buffing plus a fresh coat), that starts from $350 for a single bedroom.
Can engineered timber be fully sanded?
Only if the top layer is thick enough, usually 3 mm or more. Thinner layers get a light sand and recoat instead. We check before quoting.
Is sanding very dusty?
Our sanders are connected to dust extractors, and we vacuum between passes. Some fine dust is normal, so we tape off doors and cover built-in furniture.
Can you do only one room?
Yes. Polishing a single bedroom starts from $350.
Oil-based or water-based varnish?
Oil-based PU gives a warm amber tone and is very hard-wearing. Water-based PU stays clearer, smells much less and dries faster, which suits condos with shared corridors. See our guide comparing the two.
